The smoke alarm rules in NSW are not what most homeowners think they are. Every home needs more than one alarm. Bedrooms are not the only place they go. Battery-only alarms expire. Rentals carry specific landlord obligations under the Residential Tenancies Act. Here's the plain-English guide to what's actually required in a Wollongong home, what we fit, and what the certificate looks like.
The interconnected requirement, in plain English.
What 'interconnected' actually means.
When one alarm detects smoke, every alarm in the home sounds. That's the entire point - a fire that starts in the garage at 2am wakes the people sleeping in the back bedroom, not just the people next to the source. Interconnection can be done with a small extra wire run between alarms during install (the traditional method on hard-wired systems) or by RF / wireless link (the modern alternative, useful when retrofitting into a finished home). The 10-year sealed-battery alarms we fit are RF-interconnected - no wiring run between units, you just pair them once at install.
Where alarms have to go.
The minimum under AS 3786 and BCA Volume 2 in a typical Illawarra home:
- One alarm in each bedroom (or any room used for sleeping).
- One alarm in any hallway connecting bedrooms.
- One alarm on each storey of the home - even a storey with no bedrooms.
- Photoelectric type (not ionisation - ionisation is being phased out).
A four-bedroom single-storey home in Figtree or Dapto needs a minimum of six interconnected alarms. A two-storey home in Mount Pleasant or Balgownie typically needs eight to ten. We walk the house with the homeowner and lay out the spots before quoting; there's no point fitting the minimum if the layout leaves a blind spot.
10-year sealed-battery vs hard-wired with backup.
The two compliant options for an Illawarra home:
- 10-year sealed-battery photoelectric, RF-interconnected. No battery change in normal operation. Replace the whole unit at the 10-year mark. Cheapest install path. Best for retrofit into an existing home.
- 240V hard-wired photoelectric with 9V or sealed backup, hard-wired interconnected. Most reliable long-term. Annual battery change on the backup. Best for new builds, major renos, and any homeowner who wants 'install once, forget about it'.
Rental compliance and the inspection certificate.
Landlord obligations under NSW Residential Tenancies Act.
NSW landlord rules are clearer than people realise. Alarms must be installed at every required location. Batteries must be replaced annually (unless they're 10-year sealed). Alarms must be replaced before they exceed 10 years from the manufacture date stamped on the side. Any reported fault must be repaired within 2 business days of the tenant reporting it. The landlord must not remove or interfere with the alarms, and the tenant has a right to do basic testing and battery replacement (with notification). Property managers should hold a current compliance certificate as evidence.

When we inspect a rental in Corrimal, Fairy Meadow, Port Kembla or anywhere across the Illawarra, the certificate records:
- Every alarm location in the home.
- Make, model and manufacture date of each alarm.
- Photoelectric type confirmed (no ionisation).
- Button test + aerosol smoke test result for each alarm.
- Interconnection test - confirming all alarms sound when one is triggered.
- Battery condition (or sealed-battery status).
- Any defects, with repair or replacement recommendations.
A PDF copy goes to the landlord and property manager. We keep a copy on file. It's accepted by NSW Fair Trading as evidence of compliance, and by insurers in the event of a claim.
Coastal-Illawarra maintenance reality.
Salt-air and coastal dust build up in the sensing chamber of alarms in homes from Bulli through to Kiama faster than in inland homes. We recommend six-monthly vacuuming of the alarm face (low-suction, never poke anything in) and a button test monthly. Alarms that nuisance-trip in coastal homes are almost always due to dust or moisture in the chamber - not a faulty unit - and a vacuum often solves it. If it doesn't, replacement is straightforward and we keep stock of the common models on the truck.

How much does a full home retrofit cost?
For a typical four-bedroom Illawarra home needing six RF-interconnected 10-year sealed-battery photoelectric alarms, expect $480-$720 supplied and installed, depending on access and ceiling type. Hard-wired 240V interconnected alarms for a new build or major renovation are around $180-$260 per location including the wiring run. We give a fixed written price after walking the home with you.
Can I install 10-year sealed-battery alarms myself?
Yes - battery alarms don't require an electrician for the install. They're a sticker-on-the-ceiling job for the home handyperson. What does need professional input is the layout: making sure you have enough alarms, in the right rooms, properly interconnected, and a compliance record if the property is a rental. We're happy to do a layout review and walk you through the install if that's the path you prefer.
Why photoelectric only, not ionisation?
Photoelectric alarms respond faster to the slow, smouldering fires that kill most people in their sleep (electrical-fault fires, smouldering soft furnishings, slow-burning timber). Ionisation alarms respond better to flaming fires, which are visible and usually noticed before the alarm matters. The current Australian guidance - and the reason we only fit photoelectric - is that the smouldering-fire response saves the lives that matter most.
What if my alarm chirps and I can't find which one?
Three causes: a battery near end-of-life (replace it or the unit if it's sealed); an alarm past its 10-year manufacture date (replace it); or dust in the chamber from coastal salt-air or renovation work (vacuum the face gently). If the chirp continues after those, call us - sometimes a unit fails early and the manufacturer warranty covers a replacement.
